What Affects the Price of Each Job

     Depending on the job, multiple factors come into play when pricing a power washing job. The vast majority of power washing jobs we do are for houses. The most obvious factor affecting the price of these jobs is the size of the house. Areas that are taller may affect the pricing because an extension is needed to get up high, which adds additional time onto the job. Similarly, areas that are hard to get to for other reasons (such as the siding above a garage on a house) will increase the price. Also, when the customer needs something done in addition to the house (such as a deck, shed, walkway, etc), this will impact the price. How dirty the house is won’t significantly affect the price because it is hard to judge how easily the dirt/mold will come off of the house when sprayed. The last thing that affects the price is if the customer would like a tiger stripe removal done on the gutters, as this adds a lot of time to the job. The same factors that affect the prices of houses will affect sheds and external garages because they are structurally similar.
     Another common thing that we power wash is decks. Of course, the size of the deck is a huge factor. The material it is made of will affect it as well. If the deck is made of white vinyl spindles, mold and dirt generally will fall off of them very easily and the price to do those will be less than it is to do wood spindles. Similarly, wooden floors on decks seem to absorb more dirt than stucco flooring, so wooden decks will be more expensive if all other factors are the same.
     There are several factors that will impact the price of a fence other than simply the length. First, if the fence is a picket fence or a flat wall will impact the price of it significantly. Picket fences will have several spots throughout them that are hard to get to because of how many openings there are in the fence. Fences that are made of a wall are much easier because they have no openings. Second, some customers only need one side of their fence done, which will of course make the price cheaper.
     For the most part, the only factor affecting concrete is the size of the area that needs to be done. How dirty it is will typically not affect the price because dirty areas don’t necessarily take longer to clean.

     I get asked frequently if I price by the number of windows. The answer: partially. For starters, some customers only want the exterior windows washed while some others will want both the interior and exterior to be washed. So of course it will cost more to do both the inside and outside windows than just the outside. However, this will not simply double the price for two reasons. First, the starting cost has already been factored into the job since we’re already there to clean the outsides. Second, the insides almost always take significantly less time than the outsides because they don’t involve ladder movements.
     Another factor is that, for the outside windows, second and third story windows will cost more to do than first story windows. First story windows either need no ladder at all to do or only need a step stool, and therefore take significantly less time to do than second or third story windows. Furthermore, third story windows will cost more as they need a much heavier ladder to do which is much harder to move. Similarly, if a particular window is hard to reach, it will most likely make the price go up because the ladder movements would become more difficult.
     Another factor that impacts the price is the type of windows that are on the house. Most houses that were built in the past few decades have the muntins (the white lines that divide the windows) on the inside. If they are on the outside of the window, this will make the job take much longer and it will add onto the price significantly because each pane will have to be done individually.
     Lastly, whatever options the customer chooses will impact the price. If they want our company to take the screens out, this will make it more expensive as well as if they want the screens cleaned. If they want the tracks and sills cleaned, this will also add to the price, but not as much as the screens do.

     For the most part, the size of the house is the only factor that affects the price of gutter cleaning. Higher areas will cost more because they will need ladders that are bigger/harder to move, and the longer gutters will of course cost more because they take longer.
